BC Assessment values for 2026 are now available, and many homeowners are taking a close look at how their property has changed year over year. Before jumping to conclusions, it’s important to understand what these numbers represent — and what they don’t.
BC Assessment values are an estimate of market value as of July 1, 2025. They are based on mass appraisal models and do not account for many factors that influence a property’s true market value today. Things like recent comparable sales, current market conditions, renovations or upgrades, overall condition, layout, and buyer demand are not fully reflected in an assessment.
As a result, BC Assessment values often differ — sometimes significantly — from what a home would realistically sell for in the current market. In fact, across many areas and property types, values have adjusted downward since the assessment date. That said, if your assessment has increased, I’d genuinely love to hear more — which area are you in, and what type of home do you own? Market trends can vary widely by neighbourhood and property style.

#1: My BC Assessment equals my home’s market value today
Not quite. Assessments reflect a point-in-time estimate from July 1, 2025, not current market conditions.
#2: A higher assessment automatically means higher property taxes
Municipal tax rates are set after assessments are released. Your taxes depend on how your property’s value changes relative to others in your area.
#3: BC Assessment considers my renovations and upgrades
While some improvements may be noted, many upgrades — especially interior updates — are not fully captured.
#4: Assessments are precise valuations
Assessments are based on mass appraisal models, not a detailed, in-person evaluation like a market analysis.
